HUD Awards $73 Million to Housing Counseling Organizations

The Obama Administration announced on Thursday a round of grants totaling nearly $73 million to more than 500 national, regional, and local organizations to provide housing counseling services.

The funding, provided by the United States Department of Housing and Urban Development (HUD), will allow hundreds of thousands of households the chance to find housing or stay in their homes. The funding represents a 22 percent increase over last year’s funding.

“These organizations are on the front lines of helping families who are desperate to remain in their homes,” said HUD Secretary Shaun Donovan.

He continued,“Now, more than ever, it’s crucial that we support these agencies that are working with struggling families on a one-to-one basis to manage their money, navigate the home buying process, and secure their financial futures.”

The counseling grants will assist families in becoming first-time homeowners and in remaining homeowners once they have a house. The HUD-approved counseling agencies provide both homeownership counseling and financial literacy training to renters and homeless people.

Nearly $68 million will provide housing counseling services by 24 national and regional organizations, five multi-state organizations and 484 state and local housing counseling agencies.

Counseling agencies will receive $9.5 million of the grant to help assist senior citizens with reverse mortgages or Home Equity Conversion Mortgages. The remaining $5 million is awarded to three national organizations to train, instruct, and certify more than 4,000 counselors to assist families.

Agencies receiving the grants will also focus on helping home buyers and homeowners evaluate their readiness for home purchase, and understanding financing and down payment options. The agencies will also help combat predatory lending by helping borrowers review loan documentation and avoid potential mortgage scams, inflated appraisals, high interest rates, and other issues that can lead to problems down the road.

“It is crucial that Americans better understand how to manage their money, navigate the home buying process, and secure their financial future.” said Donovan. “This critical funding will help counseling organizations continue to assist families in making more informed choices before they purchase a home and counsel families facing foreclosure.”

Foreclosures Fall to Lowest Level Since 2008 on Robo-Signing Delays

Just a piece that came across my desk, and thought it was worth reading. The article was written by : Carrie Bay  12/15/2010

New data from RealtyTrac shows that foreclosure activity last month fell to a level not seen since November 2008, after problems with paperwork prompted case reviews, foreclosure suspensions, and re-filings of affidavits by mortgage servicers.

Foreclosure filings nationwide in November dropped 21 percent from the previous month and 14 percent from a year earlier. For the first time since February 2009, RealtyTrac says the total number of filings for the month dipped below the 300,000 mark. The company tracked foreclosure filings – including default notices, scheduled auctions, and bank repossessions – on 262,339 U.S. properties during November.

That equates to one in every 492 U.S. homes hit with a foreclosure notice or taken back by the lender during the month, compared to one in every 389 homes during October.

James Saccacio, RealtyTrac’s CEO, said “While part of the decrease can be attributed to a seasonal drop of 7 to 10 percent that typically occurs in November, fallout from the foreclosure robo-signing controversy forced lenders and servicers to hit the pause button on many foreclosures while they scrambled to revamp their internal procedures and revise or resubmit questionable paperwork.”

According to RealtyTrac’s report, a total of 78,955 properties received default notices in November, a 21 percent decrease from the previous month and a 31 per-

cent decrease from November 2009. While the robo-signing scandal may have impacted the short-term numbers, this marked the 10th straight annual decline in default notices.

RealtyTrac says default notices in states that practice judicial foreclosures plummeted 31 percent from the previous month. Meanwhile non-judicial default notices decreased 9 percent between October and November.

Foreclosure auctions were scheduled for the first time on a total of 115,956 properties in November, a 16 percent decrease from the previous month and unchanged from November 2009. Scheduled judicial foreclosure auctions dropped 34 percent month-over-month, while scheduled non-judicial foreclosure auctions were down 7 percent from the previous month.

Lenders foreclosed on 67,428 homes in November, a 28 percent decline from October and 12 percent fewer than in November 2009. Bank repossessions, or REOs, decreased month-over-month in 37 states and the District of Columbia, according to RealtyTrac’s study.

November’s REO total was the lowest since May 2009, but November’s numbers pushed the year-to-date 2010 REO total to more than 980,000 – already above the record year-end total reported by RealtyTrac for 2009.

Despite a 20 percent monthly decrease in foreclosure activity, Nevada posted the nation’s highest state foreclosure rate for the 47th straight month. One in every 99 Nevada housing units received a filing in November – nearly five times the national average.

Thanks in part to sharp monthly drops in foreclosure activity in Arizona, Florida, California, and Michigan, Utah’s foreclosure rate leapfrogged to second highest among the states last month. One in every 221 Utah homes received a foreclosure notice in November.

California ranked third on RealtyTrac’s list of the highest state foreclosure rates, with one in every 233 housing units receiving a filing last month. Other states on the company’s top-10 list in November were Arizona, Florida, Georgia, Michigan, Idaho, Illinois, and Colorado

Foreclosures Suspended !

Banks Suspend Foreclosures During The Holidays Once Again This Year

For the second time in as many years, several of the largest mortgage players in the mortgage market have indicated that they will not evict borrowers in default who are facing foreclosure during the two weeks surrounding Christmas.

Fannie Mae and Freddie Mac, the two government-controlled mortgage entities that back many home loans, are freezing all foreclosure evictions on mortgage loans they own or back from Dec. 20 through Jan.3.

Evictions mark the end of the foreclosure process. After the home is sold at foreclosure auction -- or banks take possession of the home -- owners must leave the property or face eviction notices.

"If the property is occupied, our foreclosure attorneys will suspend the eviction to provide a greater measure of certainty to families during the holidays," said Anthony Renzi, executive vice president of single family portfolio management at Freddie Mac.

In addition, three of the largest mortgage servicers, Bank of America, Wells Fargo and Chase have also all three indicated that they will follow suit as well with a foreclosure freeze during the same two week period as Fannie and Freddie.

However, these servicers have also indicated that the will continue the foreclosure process for loans they service that are held by investors who decline to participate in the freeze and for properties that are known to be vacant.

Even though this is only a two week freeze, with the number of bank repossessions amounting to almost 100,000 per month, the temporary stoppage could affect tens of thousands of borrowers in default over the holiday season.

December is a great month!

I am enjoying seeing all the families, singing, smiling, laughing.. while on the hay ride. Wishing everyone a Merry Christmas. Seeing all the Air Force Families and their children is really special. Bill and I really appreciate their service to our Country. The Luke Air Force base is one of my favorite hay rides  as my dad was Air Core, that is what they called the Air Force in World War II.

Cleaning people

Well this is my rant! Are there any good cleaning people?  I am just going to scream into a pillow, we hired a company to come and clean, I can’t tell you how bad it has been,,,,, If someone has any recommendations I would love it!

This has been terrible, counters not wiped down, cupboards not wiped out, bath tubs not cleaned, and the carpets were vacuumed, so she could do that,  they claim they do move out and move in cleaning… No they don’t.

Okay I am done. If anyone has a good cleaning company please let me know. Thank you  I need help!!!

Good Monday Morning!

I had a very busy weekend, I will post a couple of videos, and we were at Luke Air Force Base.... Everyone is wonderful out there! It is so fun to see the families, and here their stories as they are going on the wagon ride. The smiles on the kids faces, the amazement as the horses back the wagon around, and pull everyone so effortlessly.

My Dad was Air Core, I am grateful for their service to me, and our country! 

Now it is time to get ready for Monday Morning Magic... or lead generation.

Short Sales are never the same!

Here is the newest I have run into; I am the listing agent on this property. Buyer’s agent shows the property to the wife, they write an offer. They include the Additional Clause addendum for the absente spouse. They request that he see the home on Sunday.  So far so good. Then the buyer’s agent tells me that the Buyers are in an accepted contract on another short sale, they are waiting on bank approval, and have been waiting for over 2 months.  How much longer will it take to get the approval? Hmmmm, and it isn't BofA.

The agent tells me the Buyers are not willing to sign the counter offer, because I asked for written cancelation of the other short sale. The agent couldn't believe that I asked for that.  I can't believe that they wrote on another home, and told me about the other offer, how I could let my sellers accept and then ... have the buyer cancel in 4-5 weeks when their other offer was approved.  My Sellers need the home sold, with a buyer that wants to perform and close on the home.  

I am asking for a non refundable earnest deposit for the first 60 days.  Also has anyone run into Title Company issues?  On my authorization form I have my title company and person, so they can talk to the lender if issues come up, with a short sale they will.  I am not willing to put the Buyer’s Title person on my authorization, personal, and confidential information could be disclosed to the wrong person? I would love some thoughts on this and yes, I was asked to do this!

Waiting for the lender!

You've all been here before, so lets all close our eyes and imagine this scenario together, shall we? The funds are in the bank, the inspections are done, everything's been signed off, and the buyer is ready, willing, and able to sign the loan docs and get this closed. Granted, we had to ask for an extension on the closing date once already thanks to the ever 'prudent' lender, but here we are, the day before the closing date, every last duck in a row--oh wait, there's the phone.
"We need a declaration page on two properties."
...Alright. The buyer owns a couple of homes, yeah we knew this, not a big surprise on our part, but--couldn't they have decided this a month ago? Did this really have to wait until the day BEFORE closing before realizing that gee, that's not in the file!
So. They now have the papers. Still waiting. Called the lender this morning, and got the usual 'let me call you back. Called him back at noon, 'let me call you back'. ...Still waiting. Oh, boy.

Frustration!!!

 My poor Buyers, they found a great home that had everything they were looking for, and what a killer back yard! The house was beautiful, new appliances in the kitchen, granite counter tops….etc. An offer is written, a full price offer is written… Yes!!! Listing agents, full price…WOW.  The Seller has rejected the offer, yep!!!! can you believe it? Rejected the offer, here is why. The home will not appraise, the Seller and Listing agent know it will not appraise, so the offer is turned down, the Seller is looking for a CASH offer, or someone that will pony up the 20 or so thousand dollars when the appraisal comes in low. The Seller will not reduce the price of the home to meet the appraisal. The last 8 homes have had appraisal problems, really…. When I list a home I don’t seem to have this problem. Yes, the listing agent really told me that!  WOW… what happened to pricing homes correctly?  As a Buyer’s Agent, I can’t tell my buyers to proceed with another offer on this home, or pay more for a home than current market/ appraised value.

Short Sales with B of A

Help!!  Has this happened to anyone else, offer into B of A, the negotiator sends you an email that the investor has declined the short sale. Finally you get the negotiator to tell you the net they need to accept the short sale and you are $3,000.00 off.... they tank the deal over 3 grand... what about a counter offer to see if the buyer will come up 3 grand?  I was shocked, so I am asking if the Buyer will bring a higher offer to the bank.  Oh, and they took the home out of the system, I have asked the negotiator to please place it back in the system so I can upload the new offer  :-)

Short sale question

Well, I have run into a new twist with short sales, there are 2 loans on this property. The first has agreed to their amount, the second was offered $15,000. They are turning it down... Killing the deal, they are saying they will net more money if they let it foreclose.  The only thing I can think of is they have some type of mortgage insurance, has anyone else run into this? Let me know if you have had the same thing happen.

Live MLS search

It is now active on the site. I am hearing great things about the search.  The one comment I keep hearing is the information Buyers are getting is fantastic. Real time, now if it says "active" it is. I just hated when you would have a buyer ask about a listing, and it was under contract. Then to find out it had been that way for months.... oh, just not good.

I looking forward to getting the search up and running on the blog, and at the bottom of the emails.

An exciting improvement here at A Better Realty. Net. Our former IDX search engine for properties brought up listings that were both active and under contract and lead to some disappointments, so now we're changing to a brand new IDX on our blogs and web sites! Short Sale group

WOW!! That was a great group. The only thing that I can say is everything changes ... sometimes daily!  I enjoyed the open discussion, Dennis thank you for sharing the form with everyone! It's Monday Afternoon

I hope everyone had a great weekend. The weather was fabulous I truly enjoyed it. I was out with a longtime friend she may a well be family, she is looking at homes. It was a real eye-opener, one of the homes we tried to see smelled so bad that we just closed the door and left, she posed this question "why doesn't the agent do something about the smell in the home? Haven't they been here to check on it, if in their right mind would let it smell like that?"  Well as a listing agent, I have to agree WHY????  Food for thought.

I find it very helpful when I take out a new Buyer, seeing things through their eyes makes me stop and think.

Bank of America or Bank of Annoying???

Gather, boys and girls, for it's story time!

 

There was once a broker--let's call her Lisa, and her wonderful client, we'll call her Sue. Lisa and Sue discovered a home, back in November of the distant year 2009.

 

"Lisa, I like this house!" Sue exclaimed, and so happily, Sue and Lisa proceeded to put an offer on the house, that turned out to be a short sale. The bank assured all parties involved that everything was wonderful, a negotiator was in place to assist, the BPO was ordered, and soon, Sue would have her home. Everyone was very excited, and there was much rejoicing.

 

Five months passed by, however, and the evil bank called the seller and demanded a promissory note for $30,000.00, but hey--it's okay, they'll take cash. The seller considered this for a moment, before promptly decided to call the buyer and ask for a contribution, or, hey, the total amount would be great, too!

 

.....Yeah. Except no. Not happening, dream on, and so on.

 

The bank, however, does not like this! The bank is angry, and decrees that this short sale is DOOMED, and force the poor seller into foreclosure.

 

It was a dark day, boys and girls. The promises of the bank to turn over a new leaf, and expedite short sales and be more helpful seem to not be coming true, but all was not lost!

 

Bravely Sue and Lisa ventured forth, and found a diamond in the rough of the tumultuous market--A home that was neither short sale, nor REO! Can it be true!?!?!

 

The moral of this story, boys and girls: Bank of America should be renamed to Bank of AHHHHHH!!!

from HelloTxtDespite the name, the Parada del Sol greeted us with refreshing rain for a dehydrated desert, but Sue, Sally, and Bill wouldn't stop for rain, sleet, or snow yesterday while pulling the young champions. Our would-be photographer, however, decided that the rain was just a bit too much for him, but never fear, we still have something for your eyes to feast on, taken by Ryan on a cell phone camera. Rain or shine, it was fun for all!
