Short Sales are never the same!

Here is the newest I have run into; I am the listing agent on this property. Buyer’s agent shows the property to the wife, they write an offer. They include the Additional Clause addendum for the absente spouse. They request that he see the home on Sunday.  So far so good. Then the buyer’s agent tells me that the Buyers are in an accepted contract on another short sale, they are waiting on bank approval, and have been waiting for over 2 months.  How much longer will it take to get the approval? Hmmmm, and it isn't BofA.

The agent tells me the Buyers are not willing to sign the counter offer, because I asked for written cancelation of the other short sale. The agent couldn't believe that I asked for that.  I can't believe that they wrote on another home, and told me about the other offer, how I could let my sellers accept and then ... have the buyer cancel in 4-5 weeks when their other offer was approved.  My Sellers need the home sold, with a buyer that wants to perform and close on the home.  

I am asking for a non refundable earnest deposit for the first 60 days.  Also has anyone run into Title Company issues?  On my authorization form I have my title company and person, so they can talk to the lender if issues come up, with a short sale they will.  I am not willing to put the Buyer’s Title person on my authorization, personal, and confidential information could be disclosed to the wrong person? I would love some thoughts on this and yes, I was asked to do this!

Waiting for the lender!

You've all been here before, so lets all close our eyes and imagine this scenario together, shall we? The funds are in the bank, the inspections are done, everything's been signed off, and the buyer is ready, willing, and able to sign the loan docs and get this closed. Granted, we had to ask for an extension on the closing date once already thanks to the ever 'prudent' lender, but here we are, the day before the closing date, every last duck in a row--oh wait, there's the phone.
"We need a declaration page on two properties."
...Alright. The buyer owns a couple of homes, yeah we knew this, not a big surprise on our part, but--couldn't they have decided this a month ago? Did this really have to wait until the day BEFORE closing before realizing that gee, that's not in the file!
So. They now have the papers. Still waiting. Called the lender this morning, and got the usual 'let me call you back. Called him back at noon, 'let me call you back'. ...Still waiting. Oh, boy.

Short Sale Mastermind Group

Well, Short Sale Mastermind group got derailed this month, the calendar is incorrect, no emails went out… it happens that things happen. We apologize for the goof up!   In the event that you were planning on coming, we are meeting at 12:30 at Great American Title on Stapley Road. If fact I am leaving in a few minutes.. I will be there

Joan and I will be sending out invites in the future… Short Sale Mastermind will meet every 2nd Wednesday of the month at 12:30 and the title company will provide lunch.. So we will have a lunch and learn…. Hey, you have to eat, some come join us.. Chat about Short Sales…. That we love so much!
